Only registered guests may stay overnight.

The property is for holiday use only and must not be used for parties, commercial events, or gatherings without prior consent.

• One well-behaved dog is welcome at £10 per night.
• Dogs must be kept under control and not left unattended in the accommodation without hosts approval.
• Dogs are not permitted on furniture or beds.
• Owners must clean up after their pet in the garden and surrounding areas.
• You are responsible for any damage or extra cleaning caused by your pet.

Smoking or vaping is strictly prohibited indoors.

Guests may smoke outside but must dispose of cigarette ends responsibly.

 Hot Tub Use

• The hot tub is available as an optional extra and must be pre-booked before or during your stay.
• Times of usage should be booked via our online booking system which will be available 7 days prior to your stay and during your stay.
• An additional charge applies, as shown on your booking summary or invoice.
• Use of the hot tub is strictly for registered guests only.
• Guests must shower before entering and avoid using oils, bubbles, or fake tan which can damage the system.
• No food or glass, should be taken into or near the tub. Plastic glasses are provided for safety.
• Please replace the lid securely when not in use.
• Children under 12 and pregnant guests should not use the hot tub.
• The hot tub is cleaned and water-tested between each stay. Should contamination occur during your stay (e.g., misuse, spills, etc.), a cleaning or refill charge may apply.
• The owner reserves the right to close the hot tub for maintenance or safety reasons if required; refunds will be offered only if it cannot be used for the majority of your booked period.
• Use of the hot tub is at your own risk; Casa Barnette accepts no liability for personal injury through misuse of the facilities.

Games Room Access

• The games room is an optional extra and must be pre-booked before or during your stay.
• Times of usage should be booked via our online booking system which will be available 7 days prior to your stay and during your stay.
• Facilities include a pool table, table tennis, darts, retro arcade machine, board games, roulette wheel, cards, Alexa speaker, LED lighting, bar area, TV and sofa.
• Please treat all equipment with care and return games and accessories to their places after use.
• Guests are responsible for any breakages or damage to equipment or furniture.
• No food or drinks should be placed directly on gaming surfaces.
• The games room is for registered guests only. No parties or external visitors are permitted without prior agreement.
• Use of the games room is at your own risk; Casa Barnette accepts no liability for personal injury through misuse of the facilities.

Hampers

• Hampers are available as a pre-bookable extra. Payment is due 7 days before arrival.
• All hampers require a minimum of 7 days’ notice to allow for sourcing of fresh local ingredients.
• If you have any allergies or special dietary requirements (including vegetarian or vegan), please advise us when ordering — we’ll happily tailor your hamper where possible.
• Once ordered, hampers are non-refundable within 7 days of arrival, as items are purchased fresh from local suppliers.
• All packaging and baskets remain the property of Casa Barnette unless stated otherwise.

Please take reasonable care of the property.

Accidental minor breakages (e.g. a glass) won’t be charged, but please let us know.

Significant damage, stains, or missing items may incur a charge at cost price.

The guest agrees to leave the property clean, tidy, and in the same condition as on arrival.

The Owner accepts no responsibility for accidents, injuries, loss, or damage to guests’ belongings.

Guests use all facilities, including the hot tub and garden, at their own risk.

Nothing in these terms limits liability for death or personal injury caused by the Owner’s negligence.

If any issue arises during your stay, please notify the Owner immediately so we can resolve it quickly and fairly.
